This month will see the practical completion of another fabulous project that Martello have been involved in for CCHA.

Back in March, we brought you news of a project that we were working on in Birchanger Road in Croydon, which was a new build construction of three properties. This time round, the project in Byland Close, Sutton, which will be marketed as St Helier Place, is the conversion and extension of an existing house in multiple occupation (HMO), into 6x one bedroom flats for shared ownership.

For this development, Martello were commissioned as Contract Administrator, Quantity Surveyor, Architect and CDM Principal Designer and we have been working with the principal contractor, Spencer Francis, since works began on site in September 2018.

The existing layout of the building provided a tricky design challenge to our team to try and fit the six flats into the footprint of the existing site with minimal renovations or demolition work. The extension itself provided sufficient space for two of the additional units and some clever re-working of the room layouts has made for some very unique, well finished and beautifully presented flats.

The development has taken an existing HMO and converted it into six modern, practical dwellings available for shared ownership in an area where affordable housing is much needed.

The St Helier Place properties will soon be marketed by Red Loft.

Andrew Cruttenden, Managing Director of Martello Building Consultancy said, “This development demonstrates how good design can significantly improve a dwelling that is no longer fit for purpose and transform it into functional, modern living spaces. We enjoy working with CCHA in delivering these forward thinking and innovative projects. Whether it is a new design and build program like the Birchanger Road scheme or more traditional renovations like St Helier Place, CCHA are pushing the boundaries to deliver top quality homes in their community.”

Tracey Cullen, Chief Executive at CCHA, said, “We are extremely pleased with the project at Byland Close, the scheme provides six additional, much needed affordable shared ownership homes in an area with great transport links and amenities. We pride ourselves in delivering a high quality product and I believe that we have done it again here thanks to Martello and Spencer Francis. Thank you to all those who have been involved from the start, we got there and it was worth it.”
