Yesterday we were in Croydon, South London for a scheduled site visit to a really interesting project, for which we are acting as Employer’s Agent and CDM Principal Designer. The scheme is our first working in Croydon and with the Croydon Churches Housing Association (CCHA) – who manage over 1,400 homes in Croydon, Bromley Sutton and Merton. The CCHA was founded back in 1967, to meet the housing needs of the local people and continues to develop new homes within the community.

This particular project is a new build construction in Birchanger Road, comprising of three, 3 bedroom, five person houses, built on the site of a car park and attached to two existing blocks of flats. The car park was pretty redundant and attracted some issues with anti-social behavior. The architect’s vision is to use the land for much needed, good quality housing, while not impacting on the existing dwellings. The build will also help to improve security for the existing residents and the users of the adjacent local park.

The Planning Architect that we are working with on the project is BPTW Partnership and as you can see from the architect’s drawings above, the design of the properties provides a modern, urban look. The properties will be traditionally built to the requirements of Homes England and the London Housing Design Guide, with a mixture or red/brown and blue/grey bricks with feature glass balconies.

The Principal Contractor, Spencer Francis, who Martello have worked with on previous projects, like the Leigh Road development in Surrey, started on site in September 2018 and with a contract completion date for the end of the Summer, these homes should be ready for tenants to move in and be comfortably settled for Christmas.

It’s very refreshing to be working with an established Housing Association that is embracing modern, urban design solutions and making great use of brownfield sites to deliver good quality, affordable housing within their community.
